Visa-exempt stay cut from 60 to 30 days

Since 15 September 2026 most Western visitors get 30 days on arrival instead of 60. Owners and long-stay guests need to plan around it.

What changed: the 60-day visa-free stay introduced in July 2024 has been repealed. Cabinet approved the change in May 2026, the announcements were published in the Royal Gazette on 31 August, and it took effect on 15 September 2026. Visitors from around 60 countries, including the UK, US, EU, Australia and Canada, now get 30 days, extendable once at Immigration. Land-border visa-free entries are also limited to two a year for most nationalities. People who arrived before 15 September keep the stay they were stamped in for.

Who it affects: owners who visit on the exemption, and guests booking month-long stays. A guest staying 31 days or more will now need an extension or a visa.

What to do: check your own nationality on the Thai Ministry of Foreign Affairs website, and if you're letting monthly, tell guests about the extension. See our visa guide.
