What changed: the Cabinet extended the cut in transfer and mortgage registration fees from 2% and 1% to 0.01%, from 1 July 2026 to 30 June 2027. It covers houses, townhouses, condos and land with buildings, new or second-hand, where the price, appraised value and mortgage are each 7 million baht or less.
Who it affects: Thai individual buyers. Law firms reading the announcements agree that foreign buyers don't qualify, so a foreigner buying a condo still pays the 2% transfer fee. Business tax, stamp duty and withholding tax are unchanged.
What to do: if you're selling to a Thai buyer under 7 million baht, the lower fee can help your sale. Run the numbers in our cost calculator.
